Bay Area Exhibits Building
Upon inspection by the Platinum Roofing crew, the Bay Area Exhibits Building at 2900 Mead Ave. in Santa Clara had two hot asphalt-roofing systems, one on top of the other. Although we noted that the most recent roof was only 10 years old, the protective surface minerals were already coming off and the inner mats were exposed. It was very clear to our team that this roof was quickly wearing out.
The owner had the option to leave the roof "as is," repairing a few leaks every year until it completely deteriorated, at which point we would tear both roofs off, and replace it with a new one for the cost of about $200,000.00.
The other option, the one Platinum Roofing recommended, was to make needed repairs to the roof and maintain the roof with coatings of white Elastahyde #770.
The building owners chose the Elastahyde coatings, with great results. Platinum Roofing reinforced critical areas on the roof and applied the Elastahyde at a rate of three gallons per every 100 square feet. This will extend the existing roof indefinitely with regular maintenance applications every 10 years. This method is approximately 1/3 of the cost of a complete re-roof. Needless to say, the owner is more than pleased, especially because when he calculates the savings on his summer cooling bills he'll discover that after 10 years he will have nearly paid for the entire process with his energy savings alone. An added bonus is that his roof now qualifies for LEED certification. Fluid applied coatings make it easy to be green-they don't require a tear off or any trips to the landfill. This, coupled with significantly reduced energy consumption, makes fluid applied roofs the most environmentally friendly solution.
