Platinum Roofing recently inspected the roof of the San Jose Comerica Service Center, managed by CB Richard Ellis. The roof was originally a conventional reinforced hot bitumen roof system with a cap sheet surface, re-roofed about 15 years ago using a polyester reinforced white Metacrylic roof system-commonly known as a "Cool Roof." This overlaid seamless system was "Title 24" compliant and carried a lifetime renewable warranty.
Upon inspection, it was verified that all that was needed was 36 mils of white acrylic topcoat and a power washing for the warranty to be renewed for another 10 years. At less than a 1/3 of the cost of a total roof replacement, this option is appealing for many reasons. With no tear-off, nothing goes into the landfill - "Cool Roofs" save more than dollars. Sustainable roofing alternatives are part of the green building movement, with benefits that include longer service life, lower maintenance costs and significant energy savings.
Despite weather constraints, two crews installed this 102,000 sq ft roof in about two weeks.
